Shall I sell my house online or pay the estate agent?

Right so I want to sell my house but how do I go about it?

A normal way to sell my house is to approach an Estate agent and get them to advertise my property. This will probably encompass advertising in the local paper, a photograph in the window of the estate agents shop, a for sale sign and an estate agent to show the prospective buyer about your house for sale, oh! And of course a large chunk of commission off the profit you would have received from the sale of your home.

An alternative of course is to contact a expert business online and let them place all of your homes details and specs, including pictures to a huge market for a set price and still have a billboard out in your front garden.

I went the online route to sell my house and used an online site to do the promotion for me this gave me the opportunity to have a lot more control and really know that the sum I was paying out meant something rather than going to pay somebody else?s wages. I cant quite recall the specific value but I believe that estate agents prices are something like 2 % which is several thousand pounds instead of about one hundred pounds for an expert service without the fuss and stress. It also means that you can update you information as and when you like and if you decide to change the price of your property you can change it when you like.

The new Home Direct loans and the current state of the housing market.

With big building companies going bust and the state of the housing market looking poorer and poorer. The housing market doesn?t look good. People I know keep on saying I want to ? sell my house? but are not sure whether to, because of poor equity. For myself I would like the opportunity to get my foot on housing market in the start. The new loans and tax breaks that have been placed on the market aren?t really flexible enough to entice me into buying a property, with the only property that you can buy being new builds which frankly most of the time look like little boxes with very little space, is this just another attempt for the government to reach target. The basics are developers generally want to knock out as many buildings as quickly as they can for the smallest amount of money on the smallest amount of space. People need an area that they are investing their money into for their personal benefit, in a place they aren?t over looked and where they feel they can get out into their garden into their own space. The stamp duty rising to ?175,000 is something that should have been done years ago rather than the appeasement policy for the little people it appears to be, that wont last for very long. A lot of people can?t save for a mortgage because they are don?t have the spare funds and although we get reports that the average wage is a certain figure it has no relation to the low amount most of us earn.

Avoiding the house selling fees and getting help along the way.

Alright, so you are thinking how am I going to sell my house, you have the picture in your mind of the ideal house you are trying to get but how do I sell my house without all of those extra fees|If you are thinking about the ideal home or perfect house. Then comes the frustrating question of how can I sell my house. Don?t get me wrong I know I?m in a privileged position to already own my house but the prices incurred to sell my house through an estate agent is massive.

Fortunately I was browsing the internet looking for places to purchase online and stumbled across an excellent site that allowed me to post up photographs of your home and text about my house with specifications. There was advice on home staging (basically means making your house look lovely for people when they step through the frontdoor, and help them into a buying frenzy) and everything else you could possibly want to sell your home on the internet.

The brilliant thing about the site was that you could even have your personal for sale sign outside your house with a telephone number on it that puts your call through to any number you want it to. We used them and they were amazingly helpful, talking us through any queries that we might have and helping direct us in the right direction for other aspects of the sale.
